Terms & Conditions

A reservation is confirmed once full payment (or the payment schedule shown at checkout) has been successfully processed and you receive a confirmation email from us. We accept major credit and debit cards through our secure payment processor.

By completing a booking you agree to the Vacation Rental Agreement, House Rules, and Cancellation Policy presented at checkout.

Rates are shown per night in US dollars. Each booking includes a one-time cleaning fee of $250.

Applicable Hawaii state and county transient accommodations taxes and General Excise Tax will be calculated and displayed before payment, and are included in the total shown at checkout.

Our cancellation terms are described on the Cancellation Policy page and are shown again at checkout before you confirm.

Each condo has a maximum occupancy stated in its listing. The number of adults and children declared at booking must match the actual party. Exceeding maximum occupancy is grounds for cancellation of the stay without refund.

• Treat the condo, building, and neighbors with respect and follow all building rules
• No parties, events, smoking, vaping, or illegal activity anywhere on the property
• Do not move furniture or remove items from the condo
• Report any damage or issues promptly
• Guests are responsible for damage caused during their stay beyond normal wear

Check-in is from 3:00 PM and check-out is by 10:00 AM Hawaii time, using smart-lock self check-in. Early check-in or late check-out may be arranged when available — please ask in advance.

Where a listing includes free garage parking, one parking space is provided for the reserved condo. Parking access cards or passes remain the property of the host and must be left in the unit at check-out; a replacement fee applies to lost passes. The 16th floor unit does not include a parking space.

In the unlikely event the reserved condo becomes unavailable due to circumstances beyond our reasonable control, we will make reasonable efforts to offer a comparable alternative accommodation. If a suitable alternative is unavailable or declined, amounts paid for the affected reservation will be refunded.

Guests stay at their own risk. We are not responsible for loss, theft, or damage to personal belongings, for injuries occurring on the property, or for interruptions beyond our reasonable control (utilities, building maintenance, weather, or acts of third parties).

We work hard to keep descriptions, photos, prices, and availability accurate. If an obvious error occurs (for example, a clearly incorrect price), we may correct it and offer you the choice to continue at the corrected terms or cancel for a full refund.
